The location is perfectly situated on the waterway and in walking distance to Market Center in the Woodlands. We were expecting noise from concerts at the pavilion but have not heard anything from that direction. There is a roof terrace at the main building that faces the pavilion where residents can hear concerts. We are in building 2204 at the corner of Riva Row and Grogan's Mill so the noise we get is all from the fire station. (This is not a fault of the community but rather something to be prepared for. Choose a unit further from the station if you don't want the sirens). We chose our unit for the massive balcony but cannot access it because it is closed for repair, so we are sad about that but looking forward to having that lovely space. Our apartment is HUGE and we really love all the space. It's a Sandestine model. The model we toured had a bar and we were looking forward to that (bought bar stools and everything) but our unit has no bar, so if you're looking to live here, check exactly what's in your unit vs the model before buying furniture. Appliances are 10 years old and could use an update. Over all it's a nice community and we are very happy we chose Boardwalk. With future balcony access and maybe updated appliances it would truly be a five star property.
