I have lived here for two years and absolutely love it. I am a graduate student, so I need to live someplace relatively quiet, and I haven't had any problems with loud noise here. I have a 2-bedroom first floor unit in building 1, and I can hear footsteps above my ceiling sometimes (which is normal for any place), but never any sound from the apartments on either side of mine.
Each 2-bedroom unit has 2 very large bedrooms, each with a walk-in closet and a bathroom across from each bedroom. Each bedroom also has a set of built-in bookshelves outside of it. Overall, it's a very cute setup. The kitchen is pretty small, but there's definitely enough space for both people to keep their things.
One of my favorite things about this complex is how well they take of the grounds. There are always beautiful flowers, and they water the lawns enough that it's always green here even when the rest of Texas grass is dry and dead. It's also a very well-lit complex. I always feel safe walking to my door at night, and that has not been the case for me everywhere in Waco.
I'm surprised by the negative comments about Alice, the manager, and Chris, the maintenance man. Any time I have had any maintenance issues, they have been addressed within 24 hours max, usually within 2-4. But I've had few such issues anyway because they renovate these units regularly. Overall, Alice and Chris are very friendly and helpful, and I've never had a problem getting in touch with them if I have a request or a question.
Some of the reviews below also complain about the laundry cards, which I think is odd. I far prefer a money card over coins. You just give her a check for twenty dollars (if you want to put that much on it), and your laundry card will last for a few weeks. And pretty much all of the machines work well (except for 2 of the 8 dryers), which is kind of a miracle for an apartment complex. I have only had to wait for an available machine one or two times the whole time I've lived here.
