      Kings Gardens Apts. Isn't All That

      I've been living at that complex for a year already. The price is okay. The parking policy SUCKS! They use to have Temporary passes for a guest but now that someone decided to mistreat the policy and allowed someone to park their car at the complex for a long amount of time, everyone else paid for it and now Kings Gardens banned the Temporary parking and now if you have 2 cars, you will only be allowed one pass for one car, that's right "1". If you have a second car, be prepared to walk a block to your aparment or if you're lucky less, because you will have to park on the side of the road. And believe me, people are serious about getting the good spaces ahead of time. Now, going back to guest passes they only allow 80 guest passes out and I'm not sure if that is monthly or daily.         Not as bad as people make it sound

        Seems most of the people posting here have a grudge with apartment management. I have lived here for over three years and have minimal complaints, for the most part it has been a very nice living experience. <br><br>All the stores you need are right by--two drugstores, Shoppers, chinese food takeout, Subway, dollar store, a few banks, with Giant, Marshalls, Lowes, Target, Hair Cuttery, et al, just a few blocks away, I really have a hard time finding a location more convenient to shopping.<br><br>Apartment management is a bit overly strict at times, which leads to scathing reviews from folks, but they are fundamentally fair with all residents and do not single out folks. Neighborhood is pretty safe, have only had one bad experience with a transient in the parking lot, but have left my 2002 model year car unlocked more than a few times and nothing's been taken. <br><br>Roaches are sometimes an issue, depends on how sanitary your neighbors are. I eradicated the roaches in my apartment myself because the exterminators paid for by the apt management do not a good job, and the roaches stayed gone for 2 years.           Robbed, then sued by Southern Mgmt after they let us leave

          I got robbed at this apartment complex (by the apartments across from the hole in the fence that goes to Shoppers). We asked Kay (the site manager) if we could leave since we were month to month, she agreed and issued a letter stating such. Then! She sued us for 1 month's rent and a bunch of things which were wrong with the apartment when we moved in. I wasn't going to get robbed by some young thug with a meat cleaver and then by the apartment complex ... anyway, we took it to court and won.. they were basically laughed out of court.<br><br>If you're considering suicide and aren't a do-it-yourself kind of person, this might be the place for you.

            unethical and a dump!

            After a member of our household was robbed at KNIFEPOINT in the complex.<br><br>The management agreed to let us out of our lease but we had to be out of the apartment completely in 2 days *before the first of the month*. They contacted another member of the apartment 4 months later and threatened to send us to collections because we did not pay the last month on our lease (which we were released from and had it in writing). They ended up taking us to court after telling us they changed their minds and didn't feel that they should have let us out of the lease. <br><br>They never once offered to change our locks and the day we moved out a woman got robbed at the top of our hill.<br><br>Walls were paper thin. Could hear neighbors easily. <br><br>The only thing they did well was cut the grass

              YOU GET WHAT YOU PAY FOR

              The bottom line is you get what you pay for. I have been living in this apartment complex for a little over a year and it has it's faults as well as its pluses. It is in a realitively nice area with lots of shopping. It is not far from a metro and is only a couple of driving minutes from old town Alexandria. It also has a roach problem and you can hear EVERYTHING going on in the apartments around you. Every step, every scream, every laugh. When I moved in there where about 5 or 6 patched up bullet holes in my windows and my door looks jacked. Since I have been here my car has been vandilized and there is never enough parking. Alot of the problems I orginally had with the apartment I had to fix myself and they have not been an issue since. My suggestion is if you are considering this apartment complex empty a couple dozen cans of Raid in it before you move in. Park where you can see your car and enjoy the surrounding area.

                Highly Discourage - Definitely Keep Looking

                I definitely do NOT recommend this apartment complex! The price is cheap, but bewareyou will get what you pay forhostile management, poor maintenance, and substandard housing. As a single parent in an expensive area my options were limited, however I shouldve kept lookingonce I moved in I was stuck! The apartment complex is noisy and over-ridden with gang activity and drugs; the occupancy standards simply do not applythey allow 8  12 people or more per apartment. My car was vandalized and damaged on five separate occasions and management continually ignored my request for adequate security. There have been several robberies on the grounds and KG is quick to tell you it (security) isnt listed on your lease. Do not throw your money awayyou can forget about ever getting your security deposit back; they are greedy, deceitful, and dishonest!

                  DO NOT RENT THIS PLACE, YOU WILL BE SORRY!<br>THERE ARE COCKROACHES IN THE AM AND PM, THROUGH YOUR CLOTHES, ETC., THE MANAGER IS RUDE AND SO IS THE EVER CHANGING STAFF. THERE ARE GANGS, HOOKERS AND DRUG DEALERS OUTSIDE YOUR WINDOWS AT NIGHT STABBINGS AND MURDERS OCCUR IN FACT SOMEONE WAS STABBED BY THE POOL. IF YOU HAVE KIDS, BEWARE, YOU WOULD BE PUTTING YOUR CHILD IN A VERY DISGUSTING PLACE THEY CAN'T USE THE POOL, CAN'T PLAY OUTSIDE. THIS PLACE REALLY NEEDS AN INSPECTION BY THE HEALTH AND WELFARE DEPARTMENT. THE MANAGER NEEDS TO GET A NEW JOB NOT IN CUSTOMER SERVICE. NOT EVEN A MANAGER AT MCDONALDS....STAY AWAY YOU WILL BE SOOOO MUCH BETTER OFF!!!

                    So far so good

                    People can be so picky. These apartments are fine...Not exactly what I'd chose if I was Bill Gates but hey...I'm not!There isn't a roach problem IF YOU CLEAN YOUR APARTMENT & DON'T LEAVE OUT DIRTY DISHES ETC. There are a few roaches outside...but this is Virginia.Sometimes there are annoying people in the parking lots, and the floors squeek. GREAT WATER PRESSURE...SHOWERS ARE LIKE MASSAGES EVERY MORNING LOL. Lots of square footage for what you pay, although not a lot of storage I have to admit.If something breaks they come & fix it right away. So far my experience here over the past 8 months has been pretty good.People who are saying this is the ------ or a gang area are smoking crack...it's not the best area but it's certainly NOT the worst either. Blockbuster, Books-a-million, Grocery store etc. right outside the complex & a Target, Marshalls, Lowe's & starbucks etc. a few blocks away...I definately think the good here out weighs the bad.

                      GANG Neighborhood

                      I wouldn't recommend moving here. This Alexandria apartment complex, like pretty much EVERY apartment complex along the Rte. 1 corridor from as far south as Woodbridge all the way up to Old Towne, is becoming 'gang territory'. How do I know all of this? I used to gang bang for almost a decade. Born and raised in Alexandria, Va. Next time you're running errands along Rte. 1, take a GOOD look at the types of individuals around you. Not every gangster is going to look like Hollywood portrays them. Especially the every growing Spanish culture gangsters. I know this all <br>too well because ANYWHERE I go I have to watch my back. This complex, Beacon Hill complex, Cherry Arms complex, Mt. Vernon complex, Meadow Woods complex, Sacremento complex. I know of these personally as I stay AWAY from those areas as a precaution in case any of the immigrant wanna-be gangsters read or recognize my tattoos. You all are better off moving farther south in Virginia. Though there is still gang activity in the south, it has yet to reach the potential that it has reached up north.

                        Resident Mgr and staff need work

                        For the price it is ok but the Mgr is like someone out of ---- Germany. Don't dare cross her or your life there will be a living hell. The staff which changes over every few months can come off a bit snotty and tend to talk down to you.<br>The grounds are very well kept but the notion that they have an on site security force is a joke. Check the crime report in the Post every Thursday and see all the stolen/broke into cars in the 3000 blk of Furman lane.<br>The type and quality of people living there has declined steady over the last few years.<br>Hookers and dope dealers now roam the grounds in the dark of night.<br>I consider it 1 step above a project.<br>robberies, a murder and tire slashings are just a few things that happened while I was there.<br>If you don't plan on being there much or living there long and you want one of the lowest rents in Fairfax then it is an ok choice.<br>Not a wise choice for people with children as there is no where for any child over 6-7 to play.                           DO NOT DO IT!

                          I lived there for over a year and it was hell. You wake up to bugs - even though they promise you an exterminator. You go to sleep seeing cockroaches and every other crawly thing. <br> You can hear your neighbors through the paper thin walls. You can see them dealing drugs in the parking lot. <br> Oh, and the third day I was there, someone was stabbed to death by the pool. Do not do it! It is not worth it. Worst apartment ever.

                            Staffs in the business center are rude with tenant

                            The staffs are rude with the tenant! Especially Sharon the new receptionist in the business center... They changed their receptionnist 3 times this year, There is something wrong if you ask me? Save your money and find a better place to live.

                              it's kool with me

                              I been living here for about 8 months, I never really had any problems. The stove was leaking gas once, but they fixed that the same day, my AC wasnt working right for a while, but it got tken care of withihn a couple of days.<br><br>overall I'm happy, its' alot better than some of the other options I had. It's affordable, the apartment is spacious, and my neighbors seem kool.<br><br>If someone asked me whether or not to get a pat here........I would tell them yes get it right away.

                                Poor Quality Apartment

                                The location is nice, that is true!<br>The price is good, true!<br>The apartments are spacious, also true!<br>Now there is a catch...<br>Poor quality buildings!!!! you can hear every single step that your neighbor makes, you can also hear your neighbor's alarm clock in the morning, his shower anytime of the day because the shower makes an horrible noise when you turn on the water!!!! you will also be able hear your neighbor slamming door! as well as every single noise outside of your building because the windows are as thin as cigarette paper! You will have a few bug from time to time. Do not dare to live on the top floor because the roof might be leaking... mine is for several month ! and they do not have a clue as how to repair it so they just put a pump on the roof until it is dry...the pump makes a lot of noise... it sounds like a truck on your roof!!! The office is going to lie to your face about the reparations being done ASAP... It might take weeks...or months (for me) so be prepare!                                   It's cheap

                                  It's cheap, but safe. There is a roach problem, true, but it stems from the fact that Section 8 folks aren't often the most clean people. You can hear every step made in the apartment above AND below if the family below has rambunctious kids, but that's because these were thrown up in the '50s and were made cheap. It's low income housing, basically.<br><br>Fortunately, this is Fairfax County, and the cops do respond to noise complaints and keep the place crime free. If this was P.G. county, everything else about these apartments would be unbearable.<br><br>The maintenance crew is responsive, as long as you don't have someone in the apartment who breaks the toilet seat or kicks in a door every other week. If you're a good renter, pay your rent, keep your place clean, you get taken care of.<br><br>I mean, what do you want? You can't find a two bedroom within a mile of the beltway as affordable as this.<br><br>Parking is adequate -- in some places in the complex. In others, it's a fight to get a space within a marathon from your front door.

                                    I like living here

                                    Call me crazy, but ouch to some of these responces. I've never had a problem with my apartment. My AC come on when I want it to, the heats on when I want it to, and I don't have to do the up keep or even pay to have up keep done...the management company does it for me. My apartment is a good size, and there's no shortage of cabnet space (I have a lot of kitchen stuff) Good parking, the people in the office seem really nice to me, and my family. They are a little quorky, but very nice. <br> <br>Only problem was my pool passes last summer I didn't realize I'd have to pay for my guests to use the pool, and I have a big family even so I had to buy a lot of visitor passed to the pool. I guess that's not really a problem. Oh, and the smell of krispy kreme doughnuts in the monring is hard to resist.

                                        The complex is decent and you get what you pay for.

                                        The complex is decent. The apts are pretty spacious and roomie. The windows are pretty bad and drafty and you do hear some neighbor noise. Parking isn't a really bad problem because I always get a spot but it might not be right by my door. Overall it's ok. You get what you pay for and for that price it's ok. The staff has always been helpfull and nice and any repairs normally get taken care of quickly.

                                          Pay your rent to someone who will at least pretend to be happy to have your business.

                                          The building structures are old and weak. You hear every footstep someone takes, every raised voice and every radio. If your Air Conditioning isn´t working and you call for maintenance on the weekend, your basically out of luck if it isn´t over 90 degrees outside, even though it is in your apartment and even though you have babies suffering from overheating! The staff is terrible! Unprofessional and uncaring (especially management).
