My roommate and I moved to Avalon at Courthouse Place in the summer of 2016. We were coming from The Riverhouse over in Pentagon City and were looking forward to all that the area had to offer. Initially it was great, the neighborhood was great, the nightlife was great, everything was trending in the right direction. As time went on the nightlife got stale even as newer bars gained popularity (GOAT & Don Titos etc.). The area is super nice and incredibly friendly. The building itself definitely has its pros and cons. The front desk staff (lead by Dona) is incredibly kind and capable of handling really any request. I have noticed as of late (mid 2017-present) the emergence of temps at the front that lack some of the skills the regulars have but that's to be expected of temp help. The Maintenance team is also incredible. Like many other communities, when you have an issue you can report it inside of the online portal and they'll fix it within 24 hours (most of the time they'll fix it within an hour or two depending on the complexity). The leasing agents are well versed and super professional. The building itself is somewhat subpar. The carpets in the hallways are old and worn out. The building itself is poorly insulated and the windows are very light which means that heat/cold escape fairly easily which leads to higher than expected energy bills (150-250...on average). The walls are very thin. My roommate had a pretty severe case of sleep apnea and due to the thin walls kept my neighbor up at night. This lead to multiple back and fourths and the neighbors ended up leaving early (which I believe management let them out of their lease with no charge). A big selling point was the Gym. However over time you realize the machines are all dated and there's not nearly enough room during peak hours (7-10am & 5-8pm Spring & Winter). I will say that they are working towards upgrading some of the two bedrooms. Our apartment has the fake hardwood floor and I believe they're going to start replacing appliances but they're just not doing those upgrades quick enough, especially for the alternatives in the area. Rent will be a turn off for some. 2 Bed / 2 Bath in the Arlington area has no problem going for 3000-3500. But if you're willing to spend that much, I'd look elsewhere. There are plenty of other alternatives with better living conditions and amenities for that rate. Overall I'd say my experience with Avalon at Courthouse Place was decent. Hope management can make upgrades to keep people.
