Resident 2009 - 2014

9/21/2014

my simple straightforward opinion: 1. I don't like when i look at reviews and i don't see an Official Manager response , yet i see "Anonymous " critics- responses to other reviews written by renters...hmm....but i'll let you judge on that . 2. In almost 1 month 2 fire incidents , no power, notices on the main entrance from the Arlington Fire Department regarding safety , and other issues that comes with that made residents angry myself too, and we're eager to move out soon./ these buildings are very old 3. They Do increase rent !! Search around , do your homework, don't "buy the cake story with...oh everyone increases it too, there's more affordable apartments in this area and up-down on Columbia Pike so just search around ! and New too ! 4. ----------Thousands of apartments have been built and released near metro area and nearby so many new apartments on Columbia Pike and more to come on the market lately -- That will drop rents allover and has already started in Q3/ Q4 this year 2014 with the vacancy rate to increase substantially in Q1-Q2 2015 and after ! This trend and brand New neighborhoods being build all over washington dc -Thousands more new apartments to be released on the market - Just do more research and you can get for 1300-1500 a brand new apartment ! As a result vacancy continues the up trend and Rents are already started to drop and continue so until 2018 when most projects in the pipeline will slow. For now it is becoming a renters market , finally for the 1 time since 2008 . ! Housing market took off , more people buying houses in dc/va/md area and empty apartments will stay empty for longer on the market. Many buildings are now offering specials - just do a search on craigslist and put " specials " and you will get so many results ! ------How do i know all that ? Because i work for the govrnmn. Dept. doing research. 4. Management / leasing office becomes very ignorant once you sign the lease, quite rude at times . If you're nice, people will be nice too, if you're ignorant others will ignore you too , so i care less if they are( the leasing office) or not nice, but for those who do, that's how it is. 5.The nicest are the maintenance people - very polite, and they do they're job, and also some cute wild squirrels and rabbits that hang around this apartment buildings. 6. If you have issues you think leasing office doesn't care about ,1. contact the owners Reinsch family they're nice and care about they're business or 2. contact arlington county they're very responsive to issues. 7.The landscape is clean and ok , but buildings are old 8. I've lived in rents for 22 years in this area and i can only say this/ bottom line : --- Do your homework and search around, and when you find apt buildings you think you like, ask residents what they think about that particular building - 99% they will be very helpful - in this complex too - and tell you the truth about what you need to know before you move in whichever is this complex or any other ! Good Luck !
