I was so impressed by the staff, maintenance crew and general location of the Park at Arlington Ridge that returning for a second lease (years later) seemed a fantastic option. Having moved-in less than 30 days past, a variety of glaring issues have defined my less than fantastic living space thus far within the community. 1) Every major appliance w/i the apartment required maintenance repair or replacement. Shower head - replaced due to leakage... rusted towel and shower rods - replaced... unhinged/banging washer unit door - fixed... refrigerator - replaced due to a busted compressor... broken window blinds present during move in - replaced... multiple paint issue w/i the bathroom - repaired. A dislodged/offset broiler plate door remains on the oven. To the credit of the maintenance staff, the issues were resolved over a span of four weeks, after visiting the main office and establishing a level of expectation management with Flora and Dan. Yet, one has to wonder why such a large variety of issues would be present in the first place, particularly in the case of a new move-in experience. The situation could have easily been resolved with a mildly thorough pre move-in inspection, saving both myself and the maintenance staff loads of frustration, and time. 2) The Property Managers (Jesse) and Assistant Manager (Josephine) have been a breath of fresh air as the aforementioned nuances were resolved. Jesse worked with me to secure an apartment within a 72hr timeframe, despite wearing a knee brace and trekking in the rain to different buildings. Josephine has stepped up to resolve a consistent noise complaint (barking dog) that was previously disregarded by the Head Manager (Maggie). I am in the midst of seeking resolution for the complaints, thus, commenting on the outcome would prove premature. However, I am hopeful knowing that Josephine is closely monitoring the ability for all residents to reside within a peaceful community. They are specifically the reason that I have elected to issue 2 stars versus 1. 3) The remaining 80% that the Park At Arlington Ridge offers is absolutely fantastic! The neighborhood is vibrant with respectful children, parking is plentiful, the gym is rarely packed, amazing location and reasonable price points, 24hr concierge, PMs that actually care. There is little more to ask for if residing within the DMV. I would definitely recommend the Park, however, be prepared to advocate for your tenant rights.
