Devastatingly underwhelming (sorry for the length of the review). The place looks good on paper and the apartments show very well, light, open fresh paint, well kept grounds. It isn't until you move in do you realize how disappointing the apartments are compared to rent prices; If it was a crappy apartment a cheaper rent, I would be okay, I don't need granite. However, I do expect to not find that every single door in my apartment has been essentially stapled back together and painted after they've broken in the past. I had a crappy studio apartment all throughout college, but it was okay, because it was priced accordingly. 1. Kitchen - I could go to Ikea and find a better quality kitchen for less than what a months rent. Expanding foam that was used to fill gaps is largely in plane sight, places where it had been whipped up are clearly visible. The grates on the stove had been spray painted silver to cover the fact they were old. Now they're impossible to clean and covered in charred spray paint. 2. Windows and Insulation - Many times over the winter I was woken up in the middle of the night by a cold breeze flowing through my window, probably explains why my gas bill almost tripled just to keep the thermostat at 66/68. Complained twice. First resulted in cheap self-adhesive 1/4" foam strips that barely stay on; basically ignored the second time. 3. Noise - constant. Super thin ceilings/floor. I accept apartment buildings are inherently noisy, but I can hear the dog above me walking across the floor. If you happen to face Route 50/Arlington Blvd prepare for constant traffic noise to come through the windows with your breeze. The window sills have so many layers of paint they physically can't take anymore and the paint it just falling off. Although when taps plays at 11 each night at Fort Myer its a nice little reminder to go to bed. The occasional (what I can only guess to be gun fire isn't as pleasant. 4. Parking - spaces are all not created equal. Some are standard, most are smaller than what I would even expect to find or a compact space in a parking garage. I have a mid-size Volkswagen, not big by any means, but I've had to place things on my roof from inside via the sunroof if I wanted to take them out of my car before because the door barely opened wide enough for me to shimmy out. If you get home after 6 regularly, a parking pass is almost required. You'll be told there is "always" plenty of street parking, what you're not told is that the streets around the property are permitted and the city will not issue your address a permit because the property has enough parking for at least 1 per unit allegedly. The street that doesn't require a permit is consistently packed. 5. Location is relatively okay, technically in Clarendon, but definitely on the outer limits. 15 minute (20 at a slower pace) walk to metro. 6. Appliances - Super nice to have a w/d in the apartment. No nice to have to officially complain about my washing machine that would occasionally fill the apartment with smoke twice. First incident I was basically told "it was a new machine, and it shouldn't do that." I'm not sure if my washing machine experience in life was different than most, but I'm pretty sure they shouldn't smoke regardless of age. 7. To top it all off, gotta love that $100.00+ rent increase after a year!!! --- PS no utilities are included.
