We are starting our third year in this building. We read all of the reviews before moving and actually found some of the critiques to be positives such as management running a tight ship on noise disturbance etc. However as time has gone on we have run into a series of issues. To be as objective as possible I broken my review into pros and cons below. Pros: - Front desk staff, especially week day and night guys, are great! - Maintenance staff is friendly, fast, and while they may try the simplest solution first they will keep going until the problem is fixed properly. They also are the first building on the block to have the sidewalks cleaned after snow. - Underground parking deck is well lit and a lifesaver in the winter. - Gym and other community areas are nice. - Rooms are very quiet and sound proof. - Metro access is unbeatable. Cons: - Hallways can smell like cigarette smoke and because there is a huge gap under your doors the smoke easily gets into everyone's apartments. We remedied this by buying a $10 foam draft guard--works great inside your apartment but the hallways still smell. - We understand that rent increases are standard practice but we have been surprised by the level of increase given that the same apartment model is going for less online now. We submitted a written request to Dittmar Co. headquarters as they instructed us to do and were told we would hear back in writing. After following up and resubmitting it, we still have heard nothing. It is unfortunate that they aren't willing to even meet us halfway between the going rate and our current rate in order to avoid all of the costs associated with getting new tenants (new carpet, painting, etc). They also could have at least provided a written notice denying our request. We will likely be moving soon since the rent increases have led to the apartment not being worth its value, and our loyalty is clearly not appreciated. - While tight management on some aspects (noise, cleanliness, etc) is much appreciate the management staff tends to take their power a little seriously sometimes. For example, if you have company stop by for even an hour and want them to park in the visitor parking, you have to put down a $50 deposit. My suggestion is to tow the vehicles if they don't return the gate card at their expense and bill them for any lost cards. Notes left by management (and in fairness some residents) can come across as condescending and excessive at times.
