The best managers service, awesome staff that always willing to help

We recently moved to Halstead Fair Oaks and exited with service, amenities provided. Everything is clean, always fresh. In addition, we impressed with the good location. We have restaurants, Fair Oaks Mall nearby, clothes store, very quiet place to live at the same time. However, the main thing that makes this place attractive is the staff. I want to highlight Marina, Kubra, Angel, Olia, Donna. Awesome staff that always willing to help. We can say that we chose this place because of the staff. As we say, everything will be fine if the staff highly qualified, as Marina, Kubra, Angel, Olia. They always present Halstead Fair Oaks as a high-level residence, and we really feel that, because of theirs high customer service. These Ladies are very customer oriented. They know for sure that there is no first impression twice. I say this sincerely, because I also observed that the girls always have a kind attitude towards the residents. Very empathetic staff. Moreover, I know for sure that thanks to such sensitive staff, Halstead Fair Oaks will always be full of residents. Thank you Marina, Kubra, Angel for your patience, wish you all the best!

    Fantastic Community with Top-Notch Amenities??

    My family and I recently moved to this community just two weeks ago, and we are absolutely impressed with everything it has to offer. The amenities provided are top-notch and have exceeded our expectations. From the moment we arrived, the staff and maintenance team have been incredibly kind and helpful, always going the extra mile to accommodate our needs. What impressed us the most was the immediate response to our maintenance requests. The team did an excellent job in addressing any issues promptly, ensuring our comfort and satisfaction. Living here has been a joyous experience for us. We are genuinely thrilled to be a part of this community and to begin building lasting memories with our family. The atmosphere and overall vibe of this place are simply amazing. We couldn't be happier with our decision to live here. If you're searching for a wonderful place to call home, look no further.       Avoid if possible!

      Signed my lease during a leasing special. Was not bad at first but later realized how incompetent the management can be. What started to be minor issues soon became issues all around. For example the trash area always being filthy. Other residents have no respect for area and you will soon see the type of people that live in the community. Residents are known to leave dog poop out so dog owners keep that in mind. Made multiple complaints about decent about cleaning up the common areas but situation was never fixed. Would avoid at all cost! Even spotted a dead rat walking my dog one evening.

        Looking for a new place

        I toured the community this afternoon and I fell in love. The community is beautiful. ---------- the leasing manager was extremely helpful and provided answers to all my questions, she followed up as promised. This may be my new home!

          Maintenance: Team is awesome, they come quickly when there is a problem. I did have an issue with my toilet leaking and it took three times to solve the problem, and they finally ended up replacing the toilet. Amenities: none? I moved in during the beginning of the pandemic, was charged an amenity fee, nothing was reopened until February and at that point, I hated living there so much I didn't want to spend any time in the community. No partial refund was offered for lack of amenities. Upkeep: This place is a pig wearing lipstick. Photos make everything look nicer than it is. My kitchen cabinets were not deep or wide enough to accommodate some pans, the shower hardware looked like it was the original set from the 1980s, and there were ants everywhere. I lived on the second floor and was annoyed to see ants crawling across my coffee table (despite keeping my place clean)--had to set out my own traps and call pest control. My neighbors didn't bring in their valet trash can and left their dog's excrement in baggies lying on the floor outside their door--emailed management for resolution multiple times, nothing happened and/or I moved… See More>

            This community is by far my best rental experience. All the surrounding areas are well kept and maintenance is timely and does an excellent job when called. I had an issue with my dishwasher leaking and they came out and not only fixed the issue but also mopped up the entire floor afterwards....very happy resident ??

              DO NOT LIVE HERE!!!! In the year I spent at wheelhouse it felt like a lifetime considering all the problems I dealt with. First I was told the security deposit would be the standard $300 when I signed my lease it was listed at $1600. My car was towed in the parking lot/spot I had been parking in every day for 6 months. The walls are so thin I could hear my neighbors alarm clock going off in the morning. Then around June I had tenants move in above me who fought constantly (literally physical altercations) I complained to the leasing staff on numerous occasions and called the police several times. Nothing was done to remedy this issue. The staff is useless. When I finally moved out they took a third of that ridiculous security deposit to "clean" and "repaint" white walls white again. Overall terrible experience and a waste of money.

                I have lived here for almost 5 years. The staff is wonderful. They care, they get to know every resident, and they make sure things get taken care of. They go way out of their way to do nice things for the residents, such as holiday dinners. The maintenance people take care of any problems very quickly. I have been really happy the entire time I have lived here.

                  I lived here for one year and in my time the management and employee's changed constantly. The mailing service doesn't work very well either. They hold your package in these lockers but they often lost my package or spelled my name wrong so I never got an email. I was also charged an extra $250 on move-out for problems with the apartment that were present when I moved in. Small stuff to. I will not be living here again and I recommend you do the same.

                    My boyfriend came home from work early one Saturday morning and noticed that the entire main living area of our apartment was completely flooded, at least an inch of water on the floors, parts of the ceiling caving in, furniture saturated, a brand new computer sitting in a puddle of water and water still streaming out of the ceiling. We immediately contacted emergency maintenance who arrived promptly and told us "the apartment above yours flooded at about 2am but we thought we handled it and so we decided not to tell you." We waited for the office to open and told the weekend staff what was happening, he was very proactive and called the apartment manager who refused to come in to assess the damage "because it was her day off" and also refused to call anybody else pertinent in to assess the damage. She told the maintenance personnel to place a small dehumidifier in our dining area and told us somebody would be in to assess the damage on Monday.                       I've lived here for three years. I started when it was Avalon and it has gone significantly downhill since then. When they decided to upgrade the apartments they refused to wait until lease end they demanded doing it in the middle of our lease. They wanted to upgrade counters, cabinet pulls, and appliances in the kitchen. This meant in the middle of the week I had to pack up my entire kitchen so that they could come into the apartment and tear the kitchen apart. During which they damaged cabinets and drilled holes into my food containers. I could live with this except the maintenance staff hid the fact that the damaged my Tupperware (they turned it so the hole wasn't facing front). I also had jewelry boxes gone through and some of my stuff stolen during these upgrades. The office staff appeared concerned but never settled the issue with me. I got an "I'm sorry" but no assurances that I was safe nor compensation. After living here for over a year I decided to try and save money by getting a bigger apartment and bringing on a roommate.                         We just moved in and honestly, I don't like it. The apartment looks ok, but you can tell they took a lot of shortcuts when it came to repairs/touch ups for the place; especially on the doors. The thing that bugs me the most is how thin the walls are. Im talking SUPER THIN! I can practically hear EVERYTHING that my neighbors are doing in the home. It's maddening especially if you live under someone. I mean for the prices they charge to live here, you would think that they would have better insulation between the walls and floors. So just a far warning for those thinking of living here; live on the top floor. The trip up the stairs would be worth it not to hear footsteps all freaking day ?

                          The new managers are arrogant and do not provide basic customer service. The main manager will call you after hours to confront and argue with tenants, the assistant manager will tried to intimidate paying tenants with empty threats of collections. Zero stars.

                            DO NOT LIVE HERE! this place has gone wayyy downhill every since Thrive Community took over. They are very intrusive upon your life. Parking is troublesome if you have more than 1 friend. Water will not work every week. Notifications of anything changing in the complex is usually set out the day before. They are redoing the parking lot to "add more spaces" however that sounds like the spaces will be smaller thus more damage to your car from careless people. Notification was sent out just a couple days before the project started so if you are on vacation, you are screwed because they will tow your car. Money was spent on renovation areas that does not need to be renovated. Trash compactor is most likely not working and the complex closes up about 15 parking spots for random piles of wood. If you are looking for a peaceful home, this isn't it.

First off, let me say that improvements to the community are to improve the community overall for as many residents as possible. We are looking to add value in order to better enhance the quality of life for everyone and to add further community here at Wheelhouse Apartments. We realize that completing various improvements to the community will cause some inconveniences but we strive to ensure these improvements are completed timely and to inconvenience all residents that least amount possible. The parking project is not only an improvement to the community but is required at all apartment communities every few years. Unfortunately, this project will always reduce the parking for a few days but once completed, we are hoping for additional spaces added as well as a fresh "new look". We feel that the renovations overall have been going great and have had great feedback from residents and new prospects regarding these upgrades. We have initiated Valet Waste which will create less wear and running of the actual compactor itself prolonging the life and minimizing disruption for residents long term.                                 I am a resident of Wheelhouse and wanted to let everyone that is looking to down size, relocate or just looking for another place to call home, this is the place to make that decision. I looked for a place to call home for months each time I would pass the Wheel. Then I decided to stop it was the best decision I have made out of all the decisions I have made. Everyone I mean everyone the whole staff is superb and I am so customer oriented. There is harmony in the office everyone is willing to go out of their way to satisfy you requests needed by the staff. I was living in a house and to transition to an apartment was hard for me but thanks to Wheel House they made it smooth and reassuring I will not regret my decision. I have not there are places you will go and the people you will encounter will bate and switch but the services and tenant staff relationship has only gotten better.                                   Poor customer service. Poor upkeep of grounds. Trash is always all over the parking lot, because the compacter never works. Staff do nothing about it and allow trash to pile up for days at a time without cleaning or fixing the issue. There are always beer cans and dog poo littering the grass, so much so that you cannot walk around without stepping on something. Neighbors are loud. If not for the convenience of the location to my job I would've left a long time ago.

                                    Dear Resident, Thank you for your recent feedback. We pride ourselves on great customer service and ensuring the community looks the best it can. We do have maintenance at the community 7 days a week. Unfortunately, part of keeping the community clean means asking residents to assist as well properly disposing garbage/recycling. While we have had a few issues with the compactor recently, we have worked hard to resolve the issues quickly. A few times, parts had to be ordered and replaced which took place during a few of our snow storms. Broken parts were also a result of sub freezing temperatures. If the compactor has had an issue over a weekend, both our compactor vendor and Waste Management are not able to assist until the Monday following. There are several employees that do live onsite and while it may look like we are not doing anything, both our compactor vendor and Waste Management have been notified and requested to assist in any compactor issues as soon as possible Monday morning. We are continuing to look into more options for our compactor. Unfortunately, due to its location and size, its difficult to find another location. We will begin Valet Waste which will greatly assist with trash and the overall maintaining of the compactor and surrounding areas all but two days a week. Their assistance along with our maintenance team will make a drastic improvement. As far as the pet waste concern, all maintenance personnel walk the community on a daily basis. We have found this issue to come forth during times of snow when residents are not picking up after their pets. Once the snow has melted, we work hard to pickup this leftover waste as soon as possible. Again, this is something that requires residents assistance ensuring they are picking up their waste each and every time. Hopefully this helps.                                     This place is not the place to be at all. The maintenance is horrible. Be aware of Avalon Fair Oaks, The things to look for is that this place will make you pay utilities for others in the community. I just found out the billing on water base on how many people that are leave in the house. I can hear everything my neighbor is doing(especially personally), and I don't know how I am able to get roaches in my apartment when I don't have a dirty house. I bleached down my apartment twice a week just to make sure I leave no food scents in the house, I bombed my apartment twice in the past month and make sure that I have my vacuum ready just incase there are crumbs on the floor. Do not believe this stupid girl ------. There is always something stopped up in my bathroom and I am barely even home. I am not comfortable in my home, and from talking to my other neighbors, neither are they. They will also charge for you utilities twice....DO NOT MOVE HERE.......

THEY CHARGED ME $181.00 BECUASE I SENT MY 60 DAY NOTICE TO LEAVE TWO DAYS LATE. INSTEAD OF WORKING WITH ME THEY SAID THEY WOULD NOT GIVE MY MONEY BACK. THE APRTMENT IS ALSO OUT DATED AND THE APPLIANCES WOULD BREAK DOWN. SAVE YOUR MONEY AND FIND A BETTER PLACE . DO NOT LEASE AN APARTMENT FROM THIS PLACE .                                         I strongly advise everybody to be present at final inspection, and take pictures and video tape the final inspection process for your own security. I would have rated my overall satisfaction good, but after final check out, I lost my faith in clear business work ethics of the company. During the final check out where I was present avalon representative kept telling me that my walls in the kitchen are greasy and I will be responsible for repainting, when I asked him to point out where exactly was the grease because I could not feel or see any grease, the response I got from him was " that I wont know and I cant see it because I dont have expertise." It took me 30 minutes to ask him to point it out to me, when he didnt even move from one place to show it to me. Because we were getting nowhere I started to videotape the condition of the walls and the carpet.                                           Kinda nice. Overpriced. No parking. They did however do ABSOLUTELY NOTHING to help when our ground floor apartment flooded. One of the worst experiences in my life. And when we asked what they could if anything... Basically nothing except move us into another apartment 2 weeks later. Not bad I guess but not everyone can afford to stay at a hotel for 2 weeks with a dog!! Also non refundable pet fee $500 outrageous. Also were charged cleaning fees when we moved out. We cleaned from top to bottom. My mother cleaned for a living for 10 years. I've lived in over 8 apartment complexes. Worst one ever.

                                              Don't live here unless you want to pay an outrageous price for a low-quality apartment and poor insulation. They require a $500 pet deposit plus $35 pet rent, and they do not count this payment as a security deposit for any possible pet damages, instead they just add it to their revenue. The rent goes up significantly in price each year even though their units are far from newly renovated and their amenities are spare. Things they won't tell you when you move in: they will overcharge you for any stains on the carpet or marks on the wall when you move out. If they feel your carpet needs to be replaced for any reason, they will bill you for over $500 in spite of the fact that the quality of the carpet is so poor. When you move in, the staff will tell you it's okay to hang pictures--don't believe them because then they'll charge you to reprint the entire apartment upon move out, including walls you did not hang anything on.                                                   Where do I begin? First let me say if zero stars was an option, that would surely be what I choose. There is really only one "good" thing here and that is the maintenance staff -- they always come to your apartment super fast and will come as often as necessary until something is fixed. Things that are "average" -- parking is okay, after 8pm-ish it gets much harder to find a spot. Things that are awful -- pretty much everything else. This had to be run by the greediest people I've ever worked with. They don't get two craps about ANY situation and will never, ever work with you or be flexible. Don't bother asking, it isn't worth the trouble because the answer is already no. You could die and they would still try to charge you every way possible. Rent is INSANE: It may be "on par" with others in the area number wise. However, these are by far the oldest and least up-to-date. Also -- stuff at the gym is frequently not working, neighbors are loud, smells travel from apartment to apartment, people leave their dog crap all over the place. It's disgusting.
