From my Junior year at JMU through Grad School, I lived in Pheasant Run Townhomes. I paid $425 per month (all inclusive and furnished). For this price, you cannot beat the service provided. P-Run constantly puts on community events that make you feel welcomed and appreciated. Their office and maintenance staff are always friendly and helpful. Whenever I walked into the office to pay my rent, I am welcomed by name. This shows you just how much the staff is there to help you. The apartment complex is very quiet overall, as my roommates and I had few problems over the years with noise. One year we did have neighbors that liked to play their music obnoxiously loud and P-Run took care of the problem. Parking is great, but does fill up quickly on the weekends. There are designated areas for guests to park in at three different locations throughout the property. During the week, guests can park where they please, as P-Run only tows on the weekends. There is also a bus stop on site that runs to campus about once every 30 mins or so, which is great if you do not have a car or would like to save on gas. Most units are 4 bedrooms (all located on the second floor). Two bedrooms share one bathroom, but it was never a problem for me as I have always been used to sharing a bathroom with my brother. If I had any complaints about the property it would be: (1) It is always warmer upstairs than what the thermostat says downstairs (2) The paint used on the walls is of low quality, thus causing the walls to mark up very easily (3) There is no pool or gym located on the property and (4) They only have one cable option and it sucks (No FX, channels are fuzzy, crappy channel selection).
Overall, this is a great community to live in for a price that is much lower than many of the other apartment complexes located in the Harrisonburg area. I certainly enjoyed my 3 years of living there. I did complain to the office at times, but I couldn't have asked for a better place to live.
