Do not rent from River City Real Estate! I had bedbugs and roaches. I had black mold which they did nothing about except move me to another apartment, paint it over and then promptly rent it to another victim. This mold and moisture caused my wooden floors to buckle, my front door not to open properly and ruined some of my clothing and property. The River City Court located on Hanover and Stuart has a serious mold, rat and bug problem. This was the hellhole which I called home for two years. The employees are miserible souls who will hang up on you and dismiss you like a leper. Their behavior is childish. You cannot simply pick up the phone and request a needed repair. You have to e-mail them or show up in person. Personally, I thought the repairmen were fine but they take forever. Their high employee turnover is evidence that anyone without a black heart promptly quits. The female receptionist resides in Dante's fifth circle of Hell. Even she won't rent from them. While I was a resident, they converted all of the buildings from gas (which was included in my rent) to electricity (not included)--stove, water heater, etc.. This caused my power bill to skyrocket. I was stuck in the lease and had no recourse. Any savings you may get from rent will be lost and more to the electricity bill. All of the single paned windows also suck out the a/c or heat. The accountant failed to credit me for my rent check and I was sued several times (like 6). There was always a warrant on my door. Went to the Richmond Courthouse multiple times. The case was always dismissed by them and I was promised that they would clear it up. Took them nearly a year. Had to produce their cashed check until they would believe me. Then they still tried to justify my paying late fees for their error. A few homeless people took refuge during the winter months in the laundry room. Dog feces is everywhere, even near the front door. My bathroom ceiling collapsed. They never sweep the common areas, stairwells, etc.. When I moved to a new apartment in the building because mine could not be lived-in with the mold and buckled floors, they made me sign a new lease agreement for a full year on the replacement apartment. They refused to allow me to just break the lease without taking them to court. Like so many others from my building, I fled as soon as possible from these slum lords. When I got the security deposit back, it was a fraction of my original sum despite the fact that I left the apartment in excellent condition. Check the lease carefully, there is a $300 NON-REFUNDABLE apartment turnover fee. This is not standard in the industry and just another way for these crooks to steal from you. When I was there 2 years ago, there was a grassroots anti-River City Real Estate website being advertised in the buildings. Employees tore down all the posters. There is a reason for the anti-River City Real Estate sentiments on this site and in the minds of many, many former and current tenants. Take heed. Stay away. Learn from our mistakes.
