I absolutely love living here. The management has changed but it has been a welcome surprise. Most noted are in the maintenance department, more staff, overall cleanliness and online payment options. The zoned schools are some of the best in the area. Elementary and Middle school students wait for a bus that comes like clockwork at the front of the complex by the office and fitness center. The bus driver is courteous and manages the students well. That's not under the control of the complex but it is worth noting if you have school aged children. They also have free WiFi in the clubhouse so if you dont have cable at first your children can use it to complete online homework as long as they remain quiet because staff is still working and watching. Also available in the code access fitness center. Hilltop in general is in my opinion one of the best areas to live in. Shopping is all within walking distance, but buses are near, and get you almost anywhere beach side and both Pembroke and Lynhavven malls. The #20 and #29 stick reasonably close to their schedules. Arbor Trace is one of a few truly pet friendly communities. I dont have a bouncy, teethy, furry member in my family yet but there are many here, who seem to really enjoy the park across the street from the main areas. As I said before maintenance does an awesome job of helping owners in keeping the grounds clean and odor free. They are here very early every morning picking up little bits of paper or whatever. Been here over a year and haven't stepped in anything yet. They also clean the breezeways daily. The grounds are professionally manicured. Trees, benches, shrubs, flowers, grass, sunny and shady areas with picnic tables and grills and pet waste bins all make it aesthetically pleasing. Dumpsters are strategically placed near the center of a well lit parking ( motion lights and cameras) lot so you dont have to walk far or behind dark buildings to empty your trash. At move in I accepted a classic apartment but I did get large capacity in unit washer and dryer (changed my life) new appliances and a digitally controlled thermostat. So my apartment is always comfy and my electric bill is reasonable. The sewer bill is a little high BUT that's not the fault of the complex. That's the price you pay and the sacrifice you make to live good in Virginia Beach. It's worth it in my book. Most important to mention: There are---- No creepy crawlers! No loud car speakers! No dealers or loiterers! No roudy children or rude noisy neighbors. It's a mixed and friendly community. College students, single moms, young married couples, elderly, you name it. After move in I had a cancer scare and two operations. The owners and management were willing to work with an agency that helped me stay above water, for which I am forever grateful, but they never changed how they treated me. By the way, I will add that the staff know everyone by name. As long as the office ( hours of operation correct) is open the phones get answered. They are professional and pleasant. Great customer service. Never had any iffy charges on my rent ticket either. Work orders, if any, but not many necessary, get filled and completed Quickly! Recently I had the call 911 to get to the ER. If I said I waited more than 8 minutes for two fire trucks, one ambulance and a police car to get here I'd be all out fibbing. I literally called, hung up, moved my dining chairs and got the insurance cards and knock knock we're here. The hospital is less than a mile away. It's near time the end of my lease and I WILL BE RENEWING. I now want a downstairs unit, because my only complaint is I'm getting too old to continue walking up to the 3rd floor. And the remodeled units are GORGEOUS! You should see the kitchens and floors!! I can imagine sipping hot tea enjoying all of nature behind my building early mornings and late nights for years to come. Do yourself justice and come see for yourself. If you decide to stay, welcome home neighbor. Warning, cameras work perfectly fine and they do not tolerate nonsense. I've seen people come and go so fast it'll make your head spin. AND IM GLAD! MS.
