Villas at Meadow Springs

I have lived at the Villas at Meadow Springs for over 1 year. I would say that these apartments are OK, but not great. Pros: The apartments themselves are pretty nice and decently equipped. The flooring upgrades looks nice. I rarely hear any noise from my neighbors which is nice, but everyone's experience may differ. The maintenance personnel are great, and respond to maintenance issues promptly and fix the issues that they need to. Cons: The apartment staff is rarely available to help with issues that tenants have. About 90% of the time I go to the office to get help from staff there is no one there to help me. They are CONSTANTLY off showing apartments, at lunch, on calls, and doing whatever they do to NOT be available to their residents. They list their office hours on weekends as 10AM-5PM but are rarely in the office during that time. They are also pretty unhelpful and it takes a lot of nudging to get them to fix problems for you. The parking situation is terrible, they don't have enough parking for everyone so if you get home after 8PM its a guarantee that you have to park on the street. The shrubbery is kept nicely trimmed and have a good appearance, but the grass has many holes and they water too much, often times to the point that HUGE pools of water accumulate under the HVAC units and around the light poles (safety issue?), and stay there for hours. In addition half of the sprinklers are partially faced towards the walkways so if you live here you will be battling walking through sprinklers the whole summer long. The pricing structure for apartments is sketchy. They charge you much more rent, usually about 1.5 times normal rent for smaller leases, and the prices change daily, which seems unfair to people searching based on price, however they do not charge pet rent which is good. Overall I would not recommend this apartment community to a friend. If they could fix the issues with staff availability and fix the direction of the sprinklers I would probably recommend it.
