First, note that management changed in mid 2008 if I'm not mistaken, so reviews prior to that may not be as relevant now. I believe the cost of an apartment is related to the building, it's location, and ammenities. Not management. I'd expect reliable, polite, and consistent service no matter how much I pay. That said, the San Juan's themselves, aren't perfect. And for the price I wouldn't expect them to be. But in the two years I've been here, the apartments I've been in have been well worth it. Spacious, great hardwood floors, and fantastic newer windows (important in a town prone to mold/mildew). Some old and funky fixtures yes, but everything's worked and been maintained well. The common areas aren't the fanciest to say the least, but they're maintained to a decent standard. With lots of people and the average turnaround in a building, you'll get some wear and tear. But carpet vacuuming and shampooing are done regularly, and when necessary they've done some touchup painting. Any standout issues have been addressed quickly. Though the elevator was a long term issue, it's been resolved. As for management, Shaun and Jon are some of the best I've had in the 20 years I've been a renter. They've always been honest, fair, polite, and quick to respond to an issue. I've never had a questionable apartment entry, notice is clear, and in advance of legal requirements. In general I feel the San Juans, while not remotely the fanciest, are a great deal. Excellent management, nice spaces, decent ammenities, excellent location, and even some nice neighbors. You'd definitely spend more for less on Capital Hill.
