The Experience & Performance Intelligence Quotient ("epIQ") Index measures:
over the most recent 365 day period. The index is presented as a familiar letter grade format to help renters evaluate all aspects of life at a community.
SatisFacts, a sister company to ApartmentRatings, offers surveys that measure renters satisfaction at key points throughout the renter lifecycle: Touring, Move-In, Maintenance, and Lease Renewal. The questions from each survey type that are based on a 1-5 point scale are then added into the calculation of the community's epIQ Grade.
Not all communities use surveys and therefore may not have any survey information on their report card. These communities will show an "N/A" for their survey sections.

Hello Thomas, Thank you for weighing in with your thoughts on The Overlook at Westridge. We take resident feedback very seriously and read every review posted. Location is always a priority for residents when choosing a place to live. We are just minutes from downtown Seattle, SeaTac, Boeing Airfield. We have a bus stop near the entrance to our community. There are multiple parks and shopping centers just a minutes drive. All utilities are based individual usage and set by the City of Seattle. Every apartment has their own individual meter water, sewer, and electricity. We do not control the cost of water or electricity, nor do we make any money on utility costs. I apologize for the mistake made by the office team at that time regarding your check. From our records we were able to correct this issue and credit your account accordingly. All records and statements indicate you did not have an $1100 deposit at any time while staying at The Overlook. At the time of move out, utilities were not paid, and basic cleaning charges were charged. Almost half of your deposit was refunded to you. Hello, I am terribly sorry that your move out experience was not to your expectation. We greatly appreciate your feedback and take all of our reviews very seriously. Any charges that are incurred after move out can be due to past due rent and utilities, cleaning or damages to the apartment including carpet stains and tears. We use a very competitive local company for cleaning and carpet charges. Cleaning charges on average around approximate $110. Our buildings are wood frame construction and built in the 1986 and have since been renovated with beautiful stainless steel appliances, new cabinets and counters! We hope for all of our residents to live comfortably in our community and with their neighbors. All payment plans are a contract, and if any part of the contract is not adhered to, then the account can be turned over to collections. All of our prices are based on market data and research. Private house rental rates are based on individual circumstances. Just as mortgage payments are based on multiple criteria including credit and down payments. We believe our product to be very competitive with our location, amenities, customer service, and community.
Hello, Thank you for posting your review. We take all of our reviews very seriously and want for all of our residents to enjoy the comforts of home when living at The Overlook at Westridge Apartments. All of our apartments were renovated, and we completed the renovation project in 2008. Every apartment has stainless steel appliances, and updated cabinetry and countertops. After every move out, apartments are checked for maintenance, cleaned, and painted before the next resident can move in. Our community was built in 1980, when households only averaged 1 car per family. Today many households have 2 or more cars. We limit the number of cars per household to 2, to keep parking as open as possible. We also have the availability for carpets and garages to rent. Our prices are determined through market date and research. We are very competitive with the West Seattle market. Unfortunately some trees do have sap that will drip off the tree.
