We've been renting here at Lakeside Landing for almost 2 years now, and have experienced the same management issues noted in recent reviews. Several very distinct changes to rental policy have already been enacted in the short time since Mission Rock has secured this property, despite the fact that these changes do not align with the terms we agreed to upon re-signing our least last April. Regardless, under this new management company, we as tenants were given approximately one week's notice that: 1. While previously due on the 15th of the month (as stated in our current lease), utility fees are now due at the 1st of the month, in conjunction with rent. As stated by the previous reviewer, we received a bill for a significantly large amount (rent + utilities) in the mail, a few days prior to the amount being due. 2. Management is no longer accepting rent in the form of paper checks/money orders, and have now mandated that balances be paid in the form of online, electronic payments at an additional fee ($35, to be exact). Again, hardly enough notice was given in order for us to comply; I went to deliver my rent check to the leasing office, and they flat out refused to accept it. When I asked to speak with the manager, they changed their attitude and informed me that they'd accept it "just this once." This was never an issue before. Prior to this new rule, we always paid our rent by check/money order because it's secure and our preferred method for larger payments. But perhaps more importantly, it never used to cost us! Granted, some degree of change is to be expected when any company comes under new management. Maintenance seems to be much more lackadaisical with regard to responding to tickets; I've now put in two separate tickets for the same ongoing issue and neither requests have been addressed - inconvenient, but somewhat expected in the midst of change. However, it's clear that no amount of thought was given to the impact these sudden changes in payment policy would have on tenants - particularly with regard to the expeditious nature in which they've been enforced. We have no qualms about paying what is owed, but flat out CHANGING the terms of our lease by tacking on an additional ~$100 for utilities at the beginning of the month is significant, and ample notice of this change (and others) should have been given. Enacting a new payment policy, and expecting renters to pay an additional $35/month is not only unethical, but should probably require something like an amended lease. Technically, this increases the amount of rent $35/month if we're being forced to comply in order for our payments to be accepted. But I'm not a lawyer, so what do I know? Basically, what it comes down to is that it all just seems downright disreputable. There are a few other issues I could delve into further detail about: the incredibly small water heaters that run out of hot water in about 2-3 minutes (shower & sink), the lack of parking (no designated spots, unless you're willing to pay monthly), etc. Also, there are no washers/dryers in the unit, which was fine at first, but residents tend to treat the facilities like they're own personal space, leaving their finished laundry in the already limited number of machines for upwards of an hour or more. It was easy to overlook some of these issues in the past because the grounds are beautiful, and the location and price were right. But with the newly enforced payment policies and just an overall lack of concern for the residents, problems have slowly begun to pile up one after the other. All in all, we've already begun to look elsewhere for a new place to live, and will be leaving this property at the end of our lease.
