I recently moved into the Coen Building and itās a mixed bag. Itās a brand new building and itās very nicely appointed, the gym and community room are outstanding and the apartments have higher end kitchens. On the plus: A new building, with high end appliances. Occupancy is low so there are not a lot of folks around. You have access to downtown Vancouver and the waterfront. On the negative side: Sound insulation (above/below) seems poor. I never hear neighbors on my own floor or those next to me, but I hear my downstairs neighbors a lot, music, conversation, television, etc. Itās not super loud but itās noticeable. These are downstairs neighbors.. currently i do not have upstairs neighbors so I am a little nervous about when that happens. The apartments, other than the 2 and 3 bedroom units are really small and narrow. Another huge negative is that due to COVID the gym and community center are very limited in their use. The gym works on appointments and I have not been able to get one at a time I can use for nearly two weeks.. Bottom line: nice new building, higher end with nice appliances and kitchens. Downside: potential noise (upper/lower) and the price is now hard to justify if you cannot really use the amenities you are paying for (and seems like it will be a while before the gym is available)
