Resident 2017 - 2019

The information about this property is not correct. There are only one bedrooms and the correct price is not quoted. Rent is 695.00 and has been the same for the last two years that I have lived here. It is going up with the next lease but only $20.00 a month.

This place was awful. we moved in, there were already burn holes in the carpet. the bathtub broke while living here, while my fiancé was in it and laying completely still. as for our security deposit... the grill part around the microwave broke off, they charged us for it. the burn holes that were already there, they charged us for. they charged us for cleaning, even though we had cleaned it until it was pristine, they let themselves in without telling us, scraped the ceiling, and made a mess and then charged us for the cleanup for it. I was pregnant, and the owners brother's garage was underneath us and was always working on his truck (which woke us up because he would do it in the mornings), and the apartment would always reek of carbon monoxide and they did nothing. they rip you off, we paid $795 a month for a one bedroom apartment that was VERY small, and saw less than $300 of our $795 deposit. add that on top of the fact that we were forced to show our apartment at a last minute's notice (like getting off work late at night and having to clean like… See More>

Do not live here!!! I wouldn't have if I had known how awful it really is. First, they are overcharging for the basic living accomodations. Nothing fancy here. The apartment we were shown had nice carpet and was clean. When we moved into our apartment, the carpets were so stained it was embarrassing, the blinds had dust bunnies living in them and the bathroom vents were crusted with grime. Next, you won't enjoy solitude. Every person has a dog that barks and no matter where you are you hear it. Not a "professional living community". The maintenance staff is rude and won't clean their boots before coming in. We have only had one nice lady during our time there and now the property manager says she was "fired". Probably because she wasn't mean like them. Lastly, don't expect to have money when you leave. The garbage dee alone will break your bank. When you move out, you can clean til your fingers bleed and you won't see all of your deposit. Let me add that they charge an additional $114 for carpet cleaning that isn't even taken from the deposit. Yep, it's additional. Add on patching fees… See More>

I hate that moving here wasn't a better experience. After a year we are leaving. I hear EVERYTHING my neighbors do...use your imagination if you must, and the amount of dog barking I hear when I'm just lounging in my home is outrageous! When we moved in the carpets didn't look clean like the apartment they showed us, and the dust on the blinds and ledges would make your stomach turn (which you pay out of your security deposit to have done for the next people). Let's finish with the insane raise in rent. With no amenities, a huge garbage fee, rude maintenance men, and not being close to anything rethink your options!

1 bedroom apartments on the backside are very small. The gravel parking lot is treacherous. The little hill that leads up to the backside gravel parking lot has many potholes. When it snows, I fear for my life, because they DO NOT PLOW. There is no lighting on the stairs either which is a hazard. I'm surprised no one has sued them yet from falling. Maintenance guy is awesome, but that's about it. I had to have my disposal replaced. My washer in the unit needs to be re-balanced sometimes. Mold grows around the bases of the windows. I don't recommend this place. (Sorry if your a forest hill staff member reading this).

When I moved in the apartment was not that clean and my feet were black from walking on the carpet until I bought some carpet spray myself. For the most part I had few problems though when the heat wasn't working correctly and my electric bill for a one bedroom unit was almost $200 two months in a row the office staff argued with me for weeks that 1. electricity costs more in the winter (average non-winter bill was $50) and 2. I just had the heat turned up high (even though room temperature wasn't getting above 65 degrees in December). They eventually replaced the thermostat and problem solved (though I still had to deal with nearly $400 for two months electric). When I moved out my parents helped me clean, scrub and do everything so that it was cleaner when I moved out than when I moved in. Yet I had to pay $95 for carpet cleaning (which I seriously don't believe they actually have done) and $40 for cleaning.

I lived at forest hills for a little over a year and half. In that short time rent went up 3 times. 650 when I first moved in, 660 when I resigned, then 680 if I signed again. The walls are paper thin and you can hear everything your neighbor does. Everything! Snow removal is a joke. They have a plow service and have the maintenance guy shovel small paths along their wooden walk ways, but do nothing about the piles that accumulate from sweeping snow off cars. At all hours of the night, you will hear people stomping the snow from their shoes on the wooden decks. If you're lucky like I was, you'll get an apartment over one of their garage units. These are advertized as a rental feature, but during my residence they were used to store the owners dreams of fixing up an old P.O.S truck. I'm sure the spare body parts are still lying in front of the sign. You will hear the garage door open and close all day, hear him revving up the engine, causing the apartment to smell like exhaust. Plus you will hear interesting conversations, alpha male… See More>

I recently moved out of the forest hills apartments. To start with the positives, they are located an okay distance from downtown. The price was okay. They raised rent once while I was there by $25. So now for the cons.... The parking sucks! The back lot is never parked in during the winter because it is never treated. My friend who still lives there says that rent is being raised another 45 dollars. There is a monster dog that likes to break off it's chain and chase residents who walk near. The parking lot is usually plowed once during a snowstorm and usually freezes over. The walkways are NEVER salted which makes walking down stairs a DANGER!. Here is the kicker the owner lives there and he is the one who causes the most trouble. The cops must have showen up at his apartment 10 times this summer.... Once I saw him get arrested. He is usually drunk roaming around yelling in his phone and chasing his half naked girlfriend out of his place and into the parking lot. I hope rent isnt going up to pay for his legal fees.

Apartment is a great place for the price, but expect to get ripped off when you leave. i broke my lease and found new renters, so i lost my security deposit. i expected this, not upset at all about it. but i was leaving mid month. they made me pay full months rent to make sure i'm good incase the person backed out. i moved out at 7am and the new people moved in at 2pm on the same day. i left my 90 some odd dollars for carpet cleaning fees, and was told i'd get my half of the months rent i left in case that person didn't take the apt. i had to call and complain about getting it, and when i did, they deducted $100 for cleaning fee!!! after i left the required amount. and there's no way they found time to clean it more than what the carpet cleaners from the time i moved out till the other person moved in. what a joke. claim pets weren't allowed, but my neighbors had a cat. also, smoking weed is allowed, since the people below me… See More>

Nice one bedroom for young professional

I've been living in Forest Hills apartments for 5 years (and am the only person who has lived in my apartment). I have never had any problems with maintenance and any issues I've asked staff about were solved promptly. The location is convenient to the hospitals, Mylan, the stadium and even downtown. Mostly young professionals and grad students live here with some older professionals as well as some undergrads. Overall I have found the property pretty quiet. Amenities include a washer and dryer which is extremely convenient and since the oldest apartments here are only 6 years old, the appliances are pretty new. My apartment also has a small deck which I've found to be a nice feature. I would recommend Forest Hills apartments to anyone looking for a one bedroom.

                        choose somewhere else.

We were only the second tenants to live in our apartment but many things were already broken and they never fixed them. Air leaked in around the sliding glass doors and construction was done very cheaply. Our deck was so splintered we rarely went out on in. In the winter, it was hard to get into and out of. We could hear what everyone was doing at any time. Reminded me of living in a dorm. Applianced were nice but this place is not worth the hassle. When we moved out, I took the checklist seriously and spent a whole day cleaning but they told me I didn't clean several things and kept a chuck of our deposit. If you're a college student you may enjoy living there since it is close to campus, but otherwise don't bother.

pretty nice and quiet professional living

rented a two-bedroom very roomy apartment. Management seemed to be helpful expecially when first moving in and out as far as that goes. No one bothers you but yet very close to town and shopping. Security is there within two minutes. (I had to call once for locking myself out. Parking is cramped, but not much of a problem. Appliances are nice. They recently changed the paint its much nicer than before. I will renew my lease.

                            It's alright, might recommend

The one bedroom apartments themselves are pretty nice, but a bit small. Too small for two people, definitely. There is no linen closet (annoying), but there is a decent sized walk-in closet in the bedroom and storage above W/D. Balcony is nice but not really usable since it's a bit small and usually overlooks a road. Storage is alright, but not enough if you have lots of stuff. The intake vent sometimes smells like whatever our neighbors are cooking, and the cable jack and fuse box are poorly located. Big windows are nice. Washer/dryer are nice, although dryer only has one "insanely hot" setting. Our bathtub faucet was put in backwards, so hot is where cold is supposed to be. Our neighbors above us like to drag large heavy things on the small amounts of laminate floor and constantly rumble our ceiling. I don't know what they do up there, but it has subsided. Sometimes neighbors below in back like to bang on doors and yell and argue at 4:30AM. Delivery places will not know where Grants Drive is. Even if you say Liberty St. they will not find it. Average electric bill is $35 summer and $50 winter.

Have… See More>

                              Rent as a last resort

Many problems starting with management. They say they will help anyway they can when you sign the least but their help ends there. They claim they have a security system but you can't get it to work and the manager will tell you that she wished they wouldn't have even put it in there. Parking is horrible. Better have a small car or have a beat up larger vehicle because other car doors will hit it. Not on purpose but the spots are too small even for a car. The apts do have a washer, dryer, and dishwasher but that doesn't make up for everything else. The apts are cheaply made so I don't know why they want so much for them. You can hear the neighbors which is normal for the apt setup. The carpet is coarse so it is hard to go barefoot. I would highly suggest looking elsewhere before looking here. This is the same management for the Cabana's so I am guessing it is the same there too.
