The apartments are in a perfect location. Maintenance is terrible. Moved into a dirty apartment. Hairs in tub. Something breaks in kitchen. Minimum one week to show up. Garage door; last time 3:weeks. This time two and counting. Dishwasher; one and counting.

    I have lived at Orchard Crossing for two years and absolutely love it. The apartment is very spacious and has a large porch. The pool and workout facility are very nice and the parking accessibility is awesome. There are many spots for guest parking as well, which I have not found in any other location. Their apartments are also pet friendly. The maintenance crew is beyond helpful and kind. They come within 1-3 days and have fixed any minimal issue I have needed help with. I have also had them notice other things while in there and fix that as well, without me asking. The leasing office is great. They work with my schedule and are very flexible. Always have an answer and work very fast and efficiently to get you in and out. I would highly recommend any of Metro's locations. Very pleased.

      Do not make the same mistake that I and countless others have by ignoring these reviews. First some short positives: the location is great (especially for game days and HSC students), the layout of the apartment isn't too bad and the pool is pretty nice...thats about it. There is no upkeep of the apartments as there was moss growing on the roof outside of my balcony and the siding of the apartments looked like they have not been cleaned since the day they were built. There is zero security and the gates are left wide open all day, but they will be quick to tow your guests, even if they park in the guest lot. There are sketchy people walking through the complex parking lot all the time so you have to make sure you keep your car locked or it will be broken into quickly and if you report it to the office they don't care and tell you to report it to the police who at that point can't do anything.         What you need to be aware of before renting from Metro. Take photos, lots and lots of photos when you move in. Take photos of any damage no matter how slight. Take photos of nicks in the walls, floors, linoleum, black scuffs on the baseboards, you name it. If it is not perfect take a picture and document it! Seriously! Take pictures of the moldy ice trays, dirty carpet, moldy freezer, burn marks on the countertops, dust on the baseboards, dust on the pipes under the sink and toilet, etc. Pull out the fridge, washer, dryer, and make sure it is clean and the flooring isn't damaged under it when you move in. They tried to keep my money for things that were not cleaned when I moved in even when I cleaned it when I moved out. They tried to keep money for damage that was done before I moved in.           I moved here a month ago August 2016. I saw the bad reviews and was concerned about them. I was assured this was not the overall consensus. I had lots of positive interaction with staff when I was working on getting into my apartment..... but feel it changed after I moved in. If you are looking for a gated community..... The gate is left open from morning until evening. On game days, you/your guests have to have a parking permit (number is limited) to park in front of your own apartment. You have to have the same company to do your TV and Internet or they will have to run wires through your doors and windows..... one company owns the boxes the wires comes through and if you do not choose them, they have to be there to provide access to the wiring Overall...... If you put in an alarm system, as I did, be prepared to leave it when you move out if it is attached to the wall....             I would not recommend anyone to move in to any of the metro properties. The management is unethical and have no etiquettes to handle their clients. We approached their property and signed in an application and they rejected giving fake reason for not renting us the Appartment. To this when we approached their orchard crossing office we didn't get a response from them and when contacted their corporate office the manager is never available to answer to our questions. Given a chance would like to file a case against them for giving fake reason for rejecting the application. They do not have knowledge to run a business, the most unethical and non approachable management ever experienced. Would overall give a zero rating to this property.

              By far the worst renting experience! The tried to nickel and dime me all the time. Management is unapproachable, unfriendly, and unprofessional. They threaten eviction over stupid policies that don't make sense. Don't even consider this place when looking for an apartment in Morgantown!

                i would never ever again rent from them, they need an attitude adjustment, from day one they watch every move a tenant makes, maintenance drives around just watching to see if you do something wrong, my car's clutch went out and instead of them asking me to move it they towed it, they are sneaky, condescending and pathetic, they will only cost you money, my exhusband warned me and i would never recommend them to anyone, they are a big rip off and you'll never get back a security deposit..they are hateful and show no compassion to their tenants.

                  Metro Properties managers RUDEST people i have ever come across. Metro Property is largest property manager but ownened by two individuals who lacks professionalism and have lot of EGO. Most of their properties are more than 15 years old and have poor pumbing work. This winter many of their apartments damaged, Even after 3weeks since damage they did not complete the repair. They are busy repairing non occupied apartment than occupied so they can show these apartment to prospective tentents. They dont care suffering of present tenents as they are forced to pay full rent. They behave well with tenets only until tenent signs agreement. Once you sign agreement no one bothers to speak to you. If you try to approch corporate office, you will be told not come there again, even threaten of EVICTION. I HAVE FOOLED BY THE GOOD TESTIMONY ON THIER WEBSITE, NOW I REALISE IT IS WRITTEN BY METRO PROPERTY RATHER THAN A TENENT. THINK 10TIMES IF EVER WANT RENT PROPERTY IN ORCHARD CROSSINGS.

                    Metro Properties need to update their policies. They have some of the nicest apt.'s in Morgantown, as well as owning most everything available in Morgantown and Fairmont. I am unable to return to Morgantown, where I had lived and owned a home for years, simply because they do not allow large dogs. I have a golden retriever...she is older, much quieter than little, yippy dogs, and all dogs go to the bathroom, no matter their size. In every other city I have resided in, pets, including large dogs, are always welcome. There are simply breed restrictions, and pet waste stations are provided on site, and there are fee's assessed against people who do not pick up after their pets. Metro has very nice properties that I would love to live at...but they only allow dogs up to 40 lbs. I am a professional adult, I care for my things and property, and I should not be penalized due to having a large, very quiet dog.                       I have lived here for 2 years now, and I have never had a problem with the office. OK, maybe they aren't always on top of things but they aren't bad. My apartment was uncleaned when I moved in. All I did was ask them to clean it. They did. Other than that this is a quiet place to live with little to no distractions from neighbors. Most residents are older so you won't get the classic college parties here.

                        Don't waste your time or money

                        Apartments are okay, but there is better elsewhere. Management is awful -- office consists of a group of high school girls bashing employees and potential tenants. They don't care about helping you find an apartment, they just want you out of their office ASAP so they can rush downtown to the bars.

                          Best Apartment I've Ever Had

                          I loved living at Orchard Crossings. No apartment I've found since moving away from Morgantown can compare. Sure, it wasn't perfect. As the buildings are pretty new, they aren't built as solidly as some older buildings, and the apartment was pricier than most of the apartments my friends rented, but it was good overall. I lived in a two-bedroom apartment, which had lots of space. I loved the way our kitchen was set up, so I could cook on one side of the counter and then set out food for guests buffet-style. I liked having a laundry room with the option of bringing in my own washer and dryer. The gas fireplace was very nice to have. I loved coming home on cold days and curling up by the fire with a book. It was nice to have separate bathrooms to avoid competing for the shower in the morning. One thing that I did not like about the kitchen is that someone had bent the stove coils to fit in new drip pans, so nothing would ever lie flat on the stove.                               management is a pain to deal with

                              The apartments are nice, but the management is horrible. Dealing with these people is like dealing with a child, everything their way.. and if they make a mistake, its your problem. They take hours to return a call, and they seem angry on the phone when they do return a call. They told me that they would send a rent cupon book, which they wont accept the rent unless you have that cupon, on time for August rent but it was 8 days late. They then refused to waive the late fee telling me I could have gone to the corporate office and delivered my rent personally. That was understandable, except for the fact that they had told me that the office would not accept rent checks and I had to mail them in. They eventually admitted it may have been a mistake by an employee... but they still charged me the late fee.

                                Wow, much better than reviews state

                                I have lived at Orchard Crossings for two full years now, starting June 2007. I am a nice, pleasant, easy going tenant... and the office staff has been VERY responsive. Dishwasher broken? They replaced it. Light out in bathroom fan fixture? Changed that day. Seal around toilet loose? Fixed that day. They paint. They pressure spray stairs. They keep grounds trimmed and landscaped. I've had no bug problem at ALL. Neighbors pretty much keep to themselves but are pleasant enough. Parking adequate. Game day parking requires pass; and they tow. I've never had a game day parking issue. Pool is not "overcrowded" as one person said. There are a bunch of small dogs, but I do walk in the grass and I have yet to step on poop. I've not had a problem with management in the least. True, I have not moved out yet... don't plan to anytime soon even though I could if I found someplace better. I certainly have not seen any other place I'd prefer.

                                  Kiss deposit goodbye

                                  I arrived from out of state to an uncleaned apartment with the air conditioner cranked down to 50. No doubt the painting crew doesn't like heat. Neighbors ranged from suspect drug dealing family to greko-roman wrestling team. Property management team changed several time during my 1 year lease. Property management security is a joke. The property is 'outside city limit' so if you call the police for a noise violation, you want to couch is as a domestic dispute. Metro properties is a scam, but the town doesn't have much more to offer. Overall, it could have been much worse. Could have been much better. Adjusting to 3rd world takes time.

                                    Metro Properties is a horrible management company. We were warned after moving in that Metro was known for keeping deposits and sending bills after move out, wish we would have known before we signed our lease. Metro Properties even went as far as to have a website published to publicly state their grievance with one of their tenants! http://www.rdrtruthandfacts.com/ Also they have had several complaints with the BBB about billing : http://canton.bbb.org/WWWRoot/Report.aspx?site=76&bbb=0282&firm=5002310 About the Apartments Apartments are modern, pretty clean, and decorated well. Parking was a nightmare, especially game days when people would follow residents in through the gates to park. Orchard Crossings states it is only available for rent to graduate students and professionals but we knew quite a few people in the complex who did not meet this criteria. Pets allowed but no one seems to clean up after them, stepping in dog crap after any time spent in the grass became a regular occurrence. Pool is shared with the other properties Metro manages which makes the pool very crowded and parking a hassle again. Hospital Residents looking for an apartment close to Ruby Look Elsewhere! I wish we had.

                                      Has pros but you won't get your deposit back

                                      Pros: Close to hospital, parking is good. Exercise facility is better than average for a place like this. Cons: Right next door to huge construction site (owned by the same people who own this apartments). Sometimes 24x7 construction. Office staff is OK at best. Maint. staff don't care (once got a note from them saying "Why didn't I fix it myself" Metro properties known for not giving back deposits, so just factor that in.

                                        Rent, don't live, forget deposit and it's always your fault

                                        When we left we cleaned the apartment as we could taking into account that my wife was 10 days before labor. Nine (not six as they promised) weeks later we got a check for less than 5% of deposit with a big phrase - deposit paid in full (b......t!!!). <br>The lease agreement mentioned something like normal wear - Metro interprets this -> NO WEAR AT ALL, which may mean rent but don't live there.<br>They want you to pay a lot they for they overpriced apartments with questionable service and then they cheat you on every occasion.

                                          This place is nice and safe but definitely has some problems. First of all, the place had A LOT of ants. After contacting the manager several times, we were told to go to Wal Mart and buy ant traps. <br><br>Don't plan on getting your security deposit back either. I lived there for a total of 6 months, and kept the place very neat. They claimed that there was some dirt around the light switches so they had to paint the entire apartment!!!! That was a blatant lie. They also charged to clean the bathrooms because I didn't use chrome cleaner on the chrome part of the sinks!! I left the apartment in excellent condition and received about $250 back from the $1,000 deposit! <br><br>Orchard Crossings tries to set themselves apart from the rest of Metro Property Management by not renting to college students. However, they still deliver the poor level of quality that they are known to give to the college students, as well as rip them off of their security deposit. <br><br>My advice, look elsewhere.
